Landlords Safety Certificates:
Landlords are legally responsible for the safety of their tenants. Landlords should make sure maintenance and annual safety checks on gas appliances are carried out by a Gas Safe registered engineer. By law landlords must make sure:
• Pipe-work, appliances and flues provided for tenants are maintained in a safe condition
• All appliances and flues that they provide for tenants use have an annual safety check
• Maintenance and annual safety checks are carried out by a registered engineer
• All gas equipment is safe or otherwise removed before re-letting
• A gas safety record is provided to the tenant within 28 days of moving in
• A copy of the gas safety record must be kept for two years.
If you are a tenant always arrange for any gas appliances you own to be regularly serviced and safety checked every year. Remember, if you think a gas appliance is faulty turn it off and let your landlord know immediately. Carbon monoxide is a poisonous gas. Don’t mistake the symptoms for a hangover.
Appliance Servicing / Gas Safety Checks:
Gas appliances that are left unchecked could be dangerous and leaking carbon monoxide. All of your gas appliances, including your gas boiler, gas cooker and gas fire should be safety checked once a year and serviced regularly according to manufacturer’s instructions. If you do not have your gas appliances regularly serviced and safety checked by a Gas Safe registered engineer you could be putting you and your family at risk and in possible danger of carbon monoxide poisoning.
Signs that your appliances need servicing?
Gas appliances should be serviced regularly but if you notice any of the warning signs below you should arrange for a Gas Safe registered engineer to service your appliance as soon as possible:
• Your gas appliance is not working properly
• Your appliance is burning with a lazy yellow flame instead of a crisp blue flame
• You can see black marks or stains on or around your gas appliances
• The pilot light keeps going out
• There is increased condensation in the room

Once an appointment has been organised, a UK Gas Billinghay Heating Engineer will call at your property and following a complete survey in line with the governments Energy Efficiency guideline’s we will assess you’re heating needs and talk you through your available options.
